The Project Manager assists the Project Executive(s) in obtaining, evaluating, coordinating, and distributing the information and authorizations necessary to construct the project on time, within budget and to the quality specified. In the performance of this function the Project Manager is responsible for protecting and promoting the interests of both the business and client in all matters as well as demonstrating the personal and professional characteristics of a developing leader.
Project Management and Delivery. Demonstrates the ability to effectively manage large, complex, and multiple projects simultaneously while ensuring successful project delivery.
Schedule Development and Management. Proficient in developing and managing Critical Path Method (CPM) schedules and providing regular updates to maintain project timelines while optimizing resources and improving project efficiency.
Project Reporting and Performance Monitoring. Knowledgeable in preparing detailed monthly project reports that provide a comprehensive overview of schedule status, cost performance, and other key project metrics.
Preconstruction and Constructability Reviews. Experienced in leading preconstruction planning and constructability reviews to strengthen project plans and proactively identify potential challenges.
Quality Assurance and Quality Control Oversight. Competent in reviewing QA/QC reports, inspections, and testing documentation while coordinating necessary corrective actions to maintain project quality standards.
Project Meeting Leadership. Capable of leading and facilitating key project meetings including owner-architect-contractor (OAC) meetings, preconstruction meetings, and project kick-off meetings to support effective communication and collaboration.
Site Logistics Coordination. Skilled in coordinating and implementing site logistics plans that optimize jobsite organization, resource utilization, and project operations.
Scope of Work and Bid Package Development. Skilled in developing clear and comprehensive scopes of work for subcontractor agreements and bid packages to support efficient procurement and execution.
Pay Application Management. Experienced in preparing, submitting, reviewing, and approving subcontractor and owner pay applications to ensure accurate documentation and timely payment processes.
Client Relationship and Contract Administration. Capable of managing client relationships, fulfilling contract requirements, and effectively administering owner contracts throughout the project lifecycle.
Subcontractor and Supplier Contract Management. Proficient in managing subcontractor and supplier agreements while ensuring contract compliance and maintaining strong working relationships.
Project Closeout Management. Experienced in overseeing the project closeout phase to ensure all documentation, deliverables, and contractual requirements are completed for successful project handover.
Team Leadership and Mentorship. Skilled in providing guidance, direction, and mentorship to superintendents, engineers, and supervisors to support professional development and strengthen project team performance.
Field Supervision and Issue Resolution. Capable of supervising superintendents, reviewing reports, addressing conflicts, and resolving deficiencies to maintain project progress and quality.
Budget Management and Cost Control. Proficient in managing project budgets, identifying cost-saving opportunities, and maximizing construction value while maintaining financial targets.
Construction Document Interpretation and Coordination. Skilled in interpreting project plans, specifications, and details while effectively coordinating work with subcontractors and architect/engineer partners.
Safety Leadership and Compliance. Committed to enforcing FS 360’s Safety Policies and Programs while maintaining a safe working environment for all project stakeholders.
Required:
• Bachelor Degree in Construction Management, Engineering, Architecture or relevant years of construction industry experience.
• Procore and Bluebeam experience preferred.
• Certifications/Qualifications related to construction processes, such as OSHA 10/30, Lifts, Confined Spaces, etc.
• Experience building and maintaining strong client relationships while proactively addressing client needs and concerns.
• Experience supervising teams, managing schedules, and multitasking to ensure timely project completion.
• Demonstrates a proactive and collaborative approach that encourages teamwork and effective communication among project stakeholders.
• Skilled in reading and interpreting construction drawings, plans, and specifications to ensure accurate project understanding.
• Strong math and analytical skills to support calculations, problem solving, and decision making.
