The Project Manager assists the Project Executive(s) in obtaining, evaluating, coordinating, and distributing the information and authorizations necessary to construct the project on time, within budget and to the quality specified. In the performance of this function the Project Manager is responsible for protecting and promoting the interests of both the business and client in all matters as well as demonstrating the personal and professional characteristics of a developing leader.
Project Management. Manage large, complex, and multiple projects simultaneously, ensuring timely and successful delivery. Generate and maintain Critical Path Method (CPM) schedules, providing regular updates to ensure project timelines are met, while optimizing resource allocation and driving project efficiency.
Reporting and Documentation. Prepare detailed monthly reports, offering comprehensive overviews of project status, including schedule, costs, and key metrics. Oversee project closeout phase, ensuring completion of all tasks, documentation, and requirements for successful project handover.
Budget & Change Management. Manage project budgets, identify cost-saving opportunities, and maximize construction value while adhering to financial targets. Initiate and distribute Change Orders as needed, ensuring proper documentation and communication.
Pay Application Management. Prepare, submit, review, and approve subcontractor and owner pay applications, ensuring accurate and timely payment processes.
Preconstruction and Constructability. Work alongside our Preconstruction team to create preconstruction and constructability reviews, optimizing project plans and identifying potential issues.
Quality Assurance and Control. Review QA/QC reports, inspections, and test data, coordinating necessary actions to ensure quality standards. Enforce FS 360's Safety Policy and Programs, prioritizing a safe working environment for all project stakeholders and personnel.
Meetings and Communication. Lead and conduct various project meetings, including owner-architect-contractor (OAC) meetings, preconstruction meetings, and kick-off meetings. Foster effective communication and collaboration among all project stakeholders.
Site Logistic. Coordinate and implement site logistics plans, optimizing resources and ensuring efficient project operations.
Subcontractor Management. Develop clear and comprehensive scopes of work for subcontractor agreements and bid packages. Manage subcontract and supplier contracts, ensuring compliance and fostering positive relationships.
Client Relationship Management. Manage client relationships, fulfilling contract requirements, and effectively administering owner contracts.
Team Leadership. Provide guidance, direction, and mentorship to superintendents, project engineers, and supervisors, fostering their professional development and enhancing project team performance.
