October 2018 - August 2019
Trades of work performed included selective demolition, interior renovations, framing and drywall, flooring and finishes, millwork installation, lighting and electrical upgrades, plumbing modifications, HVAC installation, low-voltage systems, sustainability upgrades, and general MEP coordination.
The Russell Innovation Center for Entrepreneurs (RICE) project consisted of the selective demolition and comprehensive renovation of an existing 41,000 SF multi-functional facility designed to support Black entrepreneurs and small businesses through collaborative workspaces, training environments, offices, classrooms, boardrooms, and maker spaces.
Originally constructed in multiple phases over several decades, the facility presented a variety of unforeseen existing conditions throughout construction. FS 360 provided strategic solutions, constructability support, and ongoing coordination to manage design changes and maintain project progress throughout the renovation process.
The project included extensive interior renovations, upgraded building systems, and modernization of the existing facility while preserving operational functionality and supporting the project’s sustainability goals. The completed facility achieved LEED Silver certification, reflecting its commitment to energy efficiency and long-term sustainability.
